Who is our Building Manager and how can I contact them?
Your Building Manager is responsible for the day-to-day operation and maintenance of the common property. Their contact details (phone and email) and office hours are typically displayed in the lobby/common area notice board and can also be found on the resident portal. For non-urgent inquiries, email is preferred.
What is the difference between the Owners Corporation (OC) and the Building Manager (BM)?
The Owners Corporation (OC) (formerly Body Corporate) is the legal entity comprising all lot owners. It sets the rules and administers the common property. The Building Manager (BM) is contracted by the OC (or developer) to handle the daily operational tasks, maintenance, and enforcement of the OC rules on the
common property.
How do I report a maintenance issue in a common area?
All maintenance requests for common property (e.g., lift faults, common area lighting, gate issues) should be submitted through the dedicated maintenance request system, usually via our online
resident portal or a specific email address. Please be sure to include
the location (floor/area) and a clear description of the issue.
I have a maintenance issue inside my private apartment. Should I contact the Building Manager?
No. The Building Manager is only responsible for common property.
You are responsible for maintenance within your private lot. If you
are a tenant, you must contact your property manager or landlord.
I am locked out of my apartment/building. What should I do?
The Building Manager cannot access your private apartment.
- During Office Hours: We may be able to assist with common area access (e.g., main entrance).
- Outside Office Hours: You will need to contact a qualified locksmith at your own expense. It is a good practice to leave a spare key with a trusted neighbour or your property manager.
How do I obtain a replacement key fob/swipe card?
Key fobs/cards can be purchased through the Building Manager's office. An application form must be completed (by the owner or their agent), and a fee applies for replacement/extra fobs. Lost fobs will be deactivated for building security.
What are the emergency procedures for fire or a natural disaster?
Emergency procedures, including the location of fire exits, assembly points, and the role of the Emergency Wardens, are clearly displayed on emergency signs throughout the building, particularly near lifts and stairwells. In an emergency, always dial 000 first, and then notify the Building Manager.

I am moving in/out. Do I need to book the lift?
Yes, absolutely. You must book a service lift (if applicable) with the Building Manager in advance. This ensures the protection of common area finishes (walls, floors) and coordinates usage to avoid
conflict with other residents. Failure to book may result in refusal of access or a security bond deduction.
Can the Building Manager hold personal parcels or mail for me?
No. Due to liability and storage constraints, the Building Manager's office is not a parcel collection point. Couriers must deliver items directly to your apartment or designated secure lockers (if available).
How do I book an amenity, such as the gym, pool, or function room?
Booking procedures and any associated fees/bonds for common
amenities are managed through the resident portal or by contacting
the Building Manager's office. You must adhere to the specific rules
and hours of operation for each amenity.
Are pets allowed in the building?
Pet regulations are governed by the building's Owners Corporation Rules and the Victorian Owners Corporations Act. Generally, pets require written approval from the Owners Corporation before moving in. Contact the Owners Corporation Manager or Building Manager for an application form and review the specific pet rules.
Can I make alterations or renovations to my apartment?
Any alterations that affect the common property, the exterior appearance (e.g., installing air conditioning units, changing windows, installing security screens), or structural elements must be approved
by the Owners Corporation before work begins. You will need to submit plans and relevant permits to the OC Manager.
